Who legally needs a gas safety certificate?+
All UK landlords are legally required under the Gas Safety (Installation and Use) Regulations 1998 to have a valid CP12 gas safety certificate for every rental property. The inspection must be carried out annually by a Gas Safe registered engineer. Homeowners are not legally required to have one but it is strongly recommended for peace of mind and insurance purposes.
What does a CP12 gas safety check cover?+
A CP12 inspection covers all gas appliances in the property (boilers, gas hobs, gas fires, etc.), the gas pipework throughout the property, flues and ventilation, combustion analysis to check for carbon monoxide risks, operating pressures, and safety devices. The engineer will check that all appliances are working safely and efficiently.
How long does a gas safety inspection take?+
A standard gas safety inspection for a property with one boiler and one gas hob typically takes 30–45 minutes. Properties with additional gas appliances (gas fires, separate water heaters) will take slightly longer. The certificate is usually issued the same day.
When do I need to give my tenants their gas safety certificate?+
As a landlord, you must give a copy of the current gas safety record to existing tenants within 28 days of the inspection, and to new tenants before they move in. You must retain records for at least 2 years.
What happens if a gas appliance fails the safety check?+
If an appliance is found to be unsafe, the engineer will classify it as either Immediately Dangerous (ID) or At Risk (AR). Immediately Dangerous appliances will be disconnected (with your permission or on safety grounds). The engineer will explain all findings and provide a quote for any necessary repairs. A certificate cannot be issued until all safety issues are resolved.
